By making a booking, confirming an appointment, or allowing our team to begin work, you agree to be bound by these terms. Please read them carefully before placing a request for a cleaning service, as they explain how bookings are accepted, how payments are handled, when cancellations may apply, and what responsibilities each party has during a scheduled visit.
These terms apply to all standard and one-off appointments, recurring cleaning arrangements, end-of-tenancy work, specialist cleaning tasks, and any related services supplied under the Belsizepark Cleaners name. In these terms, “we”, “us”, and “our” refer to the service provider, while “you” and “your” refer to the customer, client, or person requesting the service. If there is any inconsistency between these terms and any written quotation or order confirmation, the written confirmation will take priority to the extent of that inconsistency.
We reserve the right to update these terms from time to time to reflect changes in service offerings, operational requirements, or applicable law. The version in force at the time of your booking will generally apply to that booking. This may include securing valuables, removing fragile items from work areas, providing accurate instructions, and ensuring that water, electricity, and access points are available where reasonably required for the service.
Unless agreed otherwise in writing, our staff are not responsible for moving heavy furniture, handling hazardous items, cleaning exterior areas at height, or dealing with infestations, biological contamination, or concealed damage. If such issues are discovered during the service, we may pause the work and request further instructions, additional equipment, or revised pricing before continuing. In some cases, we may determine that the service cannot safely proceed.
You must notify us in advance of any condition that may affect the service, including allergies, pets, sensitive surfaces, fragile fittings, or areas requiring special treatment. Where the service involves keys, alarm codes, security access, or any similar arrangement, you remain responsible for ensuring that all information is current and accurate. We will take reasonable care of any key or access information entrusted to us, but we are not liable for losses caused by inaccurate or outdated instructions supplied by you.
Payments and Charges

Unless otherwise stated, prices are quoted exclusive of any applicable taxes, surcharges, or additional fees that may arise because of special circumstances. Cancellations made within the notice period stated in the booking confirmation may not incur a charge, but shorter-notice cancellations or amendments may be subject to a cancellation fee or the full appointment charge, depending on the time reserved and any costs already incurred.
If our team arrives at the property and cannot access the premises, cannot safely carry out the work, or is turned away due to circumstances within your control, this may be treated as a late cancellation or missed appointment. Where possible, we may offer to rearrange the service, but any such rescheduling will be subject to availability and may require payment of any outstanding charges before a new visit is confirmed.
We may also cancel or reschedule an appointment if necessary because of staff illness, severe weather, transport disruption, equipment failure, safety concerns, or other events beyond our reasonable control. In such circumstances, we will use reasonable efforts to notify you promptly and offer an alternative appointment. We are not responsible for indirect losses resulting from a cancelled or postponed booking, provided we have acted reasonably and in good faith.
Liability and Limitations
We will take reasonable care when providing the cleaning services and when handling your property, but we are not liable for pre-existing damage, wear and tear, hidden defects, faulty installations, or damage arising from items that are already unstable, improperly fixed, or unsuitable for cleaning. Where possible, we will note obvious issues before work begins, but it remains your responsibility to inform us of any fragile, valuable, or special-care items.
Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be excluded under UK law. Subject to that, our total liability arising out of a particular booking, whether in contract, tort, or otherwise, will be limited to the amount paid or payable for the relevant service, except where a higher limit is required by law.
We are not liable for loss of profit, loss of business, loss of opportunity, emotional distress, or any indirect or consequential loss arising from the provision or non-provision of services. If you believe damage has occurred during a visit, you should notify us as soon as reasonably possible and provide supporting information. We may inspect the alleged damage, request evidence, and take reasonable steps to determine whether the claim is valid and whether any remedy is due.
Waste Regulations and Disposal
In providing Belsizepark Cleaners services, we will comply with applicable UK waste rules to the extent they relate to the work we are contracted to perform. This means that any waste removed by us will be handled responsibly and in accordance with relevant legal requirements, environmental standards, and local disposal arrangements where applicable. We will not knowingly dispose of hazardous materials in an unlawful manner.
Unless specifically agreed in advance, our standard services do not include the removal of bulky waste, sharp objects, chemicals, paint, clinical waste, asbestos, mould-contaminated material, or any other regulated or hazardous substance. We may refuse to handle these items, arrange for specialist disposal, or pause the service until proper arrangements are made. Any additional cost associated with lawful disposal may be charged to you.
You remain responsible for ensuring that waste requiring special treatment is identified correctly and separated where necessary. We may, at our discretion, leave disallowed waste untouched if its removal would breach law, endanger our staff, or exceed the agreed scope of work. Where we do remove waste under an agreed service, title to that waste passes to us only to the extent necessary for lawful handling and disposal, and not in a way that shifts responsibility for prohibited materials onto us.
Insurance, Keys, and Access
We maintain insurance arrangements that are customary for a professional cleaning company, but insurance does not create liability where none otherwise exists under these terms or under law. You should ensure that your own insurance remains adequate for high-value or irreplaceable items, especially where those items are left in areas being cleaned. It is also sensible to remove or secure cash, jewellery, confidential documents, and portable valuables before the appointment.
Where keys, access cards, alarms, or entry codes are provided to enable service delivery, we will take reasonable care in storing and using them for the purpose of the booking. However, you are responsible for confirming that all access methods work correctly and for telling us about any security arrangements or restrictions that apply. We may decline to retain access materials if we consider doing so unsafe or impractical.
If a key or access item is lost due to our proven negligence, our responsibility will be limited to the reasonable replacement cost of the item, subject always to the limitation of liability set out in these terms. We are not responsible for losses caused by third-party systems, building management restrictions, or access failures outside our reasonable control.
Complaints, Remedies, and General Provisions

These terms are governed by the laws of England and Wales, and any dispute arising from or connected with them will be subject to the exclusive jurisdiction of the courts of England and Wales, except where consumer law provides otherwise. If any provision of these terms is found invalid or unenforceable, the remaining provisions will continue in full force. A failure by us to enforce any right will not be treated as a waiver of that right.
The headings in these terms are for convenience only and do not affect interpretation. References to a “booking” include any agreed extension or repeat visit, and references to “service” include all cleaning tasks and related work undertaken as part of the same arrangement.
